Booking terms and house rules

Booking

• Bookings are accepted up to 6 months in advance.
• Full payment at confirmation is the standard and preferred arrangement.
• Where management approves a payment plan, the balance is due 30 days before arrival.
• Cancellation more than 30 days before arrival: full refund. 30 days or fewer: no refund.

Security deposit

A RM2,000 security deposit is collected before or at check-in and returned in full after the check-out inspection confirms no damage, missing items, excessive cleaning need or policy violation. Where an issue is found, it is documented with photographs and any deduction is determined by management, not by staff on site.

Capacity

• Comfortable capacity: 23 guests.
• Maximum standard occupancy: 30 guests, with extra beds provided free of charge for guests 24–30.
• Above 30 guests requires management approval and RM150 per extra bed.
• Maximum event capacity: 100 guests. This is a fixed ceiling set by parking, bathroom provision and safe occupancy.
• Children count as guests.

House rules

• Smoking: Outdoors only.
• Pets: Subject to approval.
• Visitors: Subject to approval.
• Alcohol: Permitted.
• Fireworks: Permitted, subject to safety and legality.
• Durian: Outdoors only.
• Children: Count as guests.

Events

All external vendors must be approved in advance for site access. The event organiser is responsible for their guests and vendors. The property is inspected and photographed with the organiser before and after every event.

Vendors

Jef Hill takes no commission, markup or referral fee from any vendor. Vendors are recommended for guest convenience only. Availability is never guaranteed, and Jef Hill is not financially responsible for vendor performance unless it directly contracted and paid the vendor itself.

Arrival and departure

Check-in from 3:00pm. Check-out at 11:30am.

Before launch: these terms restate the policies in the JHOS Handbook in guest-facing language. They should be reviewed by your legal adviser and expanded into a complete booking agreement — including liability, force majeure, damage, and governing law — before being relied upon contractually.
